Although infrared thermal imaging is a far better diagnostic tool than the naked eye, it does have limitations, and it does not guarantee 100% accuracy. Thermal imaging displays surface temperatures of solid objects and only detects temperature differences between those objects. It does not “see through walls.” Conditions may change and cause the apparent temperature readings revealed in thermal images to be different at any given time.

What Can I Do Before a Home Inspection?

1. Kickout Flashing

We sometimes come across missing or insufficient kickout flashing where the wall extends beyond the roof edge. Kick out flashing should direct rainwater away from exterior walls and into gutters so that rainwater is less likely to run down the front surfaces of siding or flow behind siding.

2. Sealant Missing at Wall Penetrations

Missing sealant at wall penetrations was found multiple times during our home inspections this month. These areas should be properly sealed to help prevent moisture intrusion. Typically a homeowner or handyman can make this quick fix.

3. Smoke Detectors Older Than 10 Years

We inspected multiple older homes this month and found that most of them had smoke detectors that were older than 10 years. It is recommend that any smoke detector that is older than 10 years of age and/or if age is unknown, be replaced with a new smoke detector for occupant safety.

4. Double-Tapped Neutral Wires

These are neutral wires that are doubled or bundled together under the same lug on the neutral bus bar in the electric panel. For one neutral to be disconnected, other neutrals from energized circuits sharing the same lug will be loosened. Power surges may result on the energized circuits. Multiple wires under the same lug may also not be completely secured.

5. Loose Roofing Shingles

Shingles that are not properly secured can be damaged by wind. Leaks can occur as a result. Shingle strips may not be sealed because the sealant has failed, or because the sealant never activated and cured after the original installation.

What Can I Do Before a Home Inspection?

3. Debris in Gutters

4. Reversed Polarity Outlets

Otherwise known as Hot-Neutral Reverse. This means that the “hot” and “neutral” wires are reversed, either at the receptacle, or upstream from the receptacle. These are a potential shock hazard, but are typically an easy repair.

5. Caulking

Deteriorated or missing caulk at bathtub/shower surrounds and at kitchen backsplashes are back on the list this month. This is a simple fix that can protect the wall structure behind the materials from water damage.

What is a 4 Point Inspection?

Insurance companies often require a 4 Point Inspection in order for the home buyer or homeowner to receive (or maintain) homeowners insurance. The insurance company’s concern is that there may be conditions existing in an older home that coul be a potential liability for them. A 4 Point Inspection gives the insurance company a better idea of the home they’re insuring.

What is Included in a 4 Point Inspection?

A 4 Point inspection covers the four most important systems of the home:

  • Roof: Type of covering, estimated age and condition, and any visible defects
  • Electrical System: Type of wiring, main panel brand, and overall condition of system
  • HVAC: Type of system, estimated age and condition, and any visible defects
  • Plumbing: Type of supply and drain lines, hot water heater brand and estimated age, and overall condition or evidence of leaks

A home inspector will include each of these categories, accompanied by pictures, in their 4 Point Inspection report.

Do I need a 4 Point Inspection?

Most insurance companies often require a 4 Point Inspection to be performed on homes older than 30 years. Some companies require them on younger homes. It is best to check with the insurance company you plan on using to see if a 4 Point Inspection will be required. You can get an insurance quote without the inspection, but you will need a completed 4 Point Inspection report in order to purchase the policy.

How Much Does a 4 Point Inspection Cost?

  • Roof Deck Attachment: We will determine what type of roof decking is used and how the decking is attached to the structure, i.e. if it’s nailed or stapled down. If nails are used, the nail length and spacing between each nail will also be noted.
  • Roof to Wall Attachment: We will determine how the roof trusses are attached to the walls. Are they toe-nailed, clips, single wraps, double wraps, etc.? The more secure your roof the better the savings!
  • Roof Geometry: We will determine the shape of your roof. A hip roof resembles that of a pyramid, and definitely qualifies for a discount.
  • Secondary Water Resistance: SWR (also called Sealed Roof Deck) Self-adhering polymer modified-bitumen roofing underlayment applied directly to the sheathing or foam adhesive SWR barrier (not foamed-on insulation) applied as a supplemental means to protect the dwelling from water intrusion in the event of roof covering loss.

Home Inspection Tips for Homeowners

 

What is a GFCI?

Ground-fault circuit-interrupter (GFCI) outlets, or breakers, are safety devices that help protect you from electrical shock. GFCIs will usually work reliably for many years, but over time they can fail and lose their primary safety function. GFCIs can also be wired improperly, which will disable the safety feature of the outlet. That’s why all receptacle-type GFCIs are currently designed to allow for safe and easy testing that can be performed without any professional or technical knowledge of electricity. The test takes just a few seconds and doesn’t require shutting off the circuit power. GFCIs should be tested right after installation to make sure they are working properly and protecting the circuit. They should also be tested once a month to make sure they are working properly and are providing protection from fatal shock. If a GFCI fails this simple test, replace the outlet as soon as possible. We test all GFCIs using a dedicated receptacle tester during our home inspections.

 

How to Test a GFCI Outlet

To test the GFCI receptacle without a dedicated tester, plug a nightlight or lamp into the outlet. The light should be on. Next, press the “TEST” button located between the two sets of slots where you plug in cords on the outlet. The “RESET” button should pop out and the light should turn off. If the “RESET” button pops out but the light does not turn off, the GFCI has been improperly wired. Contact an electrician to correct the wiring errors.

 

If the “RESET” button does not pop out, the GFCI is defective and should be replaced.

 

If the GFCI is functioning properly and the lamp turns off, press the “RESET” button to restore power to the outlet.
