4 Point Inspection vs. Comprehensive Inspection
When you purchase an older home in Florida, insurance companies will often require a 4 Point Inspection to be performed before obtaining a homeowners policy. These limited scope inspections are not intended to replace a comprehensive home inspection. 4 Point Inspections give the insurance company a better idea of the home they’re insuring.
What Does a 4 Point Inspection Cover?
A 4 Point Inspection is a limited inspection of the four major home systems. Insurance companies want to know that older homes have been well-maintained and that the systems in place are in good working order. 4 Point Inspections include:
- Roof: Type of covering, estimated age and condition, and any visible defects
- Electrical System: Type of wiring, main panel brand, and overall condition of system
- HVAC: Type of system, estimated age and condition, and any visible defects
- Plumbing: Type of supply and drain lines, water heater brand and estimated age, and overall condition or evidence of leaks
Some insurance companies require the inspector to use their form when completing a 4 Point Inspection, others allow the inspector to use their preferred form. We are familiar with all of the different formats. Pictures of each system will also be included in the report.

Can I Use My Regular Inspection Report Instead?
Comprehensive home inspection reports typically include a lot of information that is not pertinent to the insurance company. They want a brief summary of the major components listed above on a standardized form.
It is best to check with your insurance company to see if a 4 Point Inspection will be required. You can get an insurance quote without the inspection, but in most cases, you will need a completed 4 Point Inspection report in order to purchase the policy.
Will a 4 Point Inspection Lower My Insurance Premium?
Unfortunately, a 4 Point Inspection will not lower the cost of your homeowners insurance. The inspection simply determines whether an insurance company will offer you insurance on an older home. However, a Wind Mitigation Inspection may provide homeowners substantial discounts on their insurance premiums depending on the features that may be in place on the home.
